Our inspection services cater to buyers, sellers, investors, agents, and brokers who need a quality home inspection.  Inspection services can be performed even if you are not purchasing or selling a home.  An inspection will help you understand the safety, function, and structure of your home.  

General Home Inspection - Buyer

When purchasing a home, a home inspection is a wise investment and should be completed prior to closing.  A home inspection is a visual evaluation of all accessible systems and components of the home for conditions that exist at the time of inspection. 

Pre-Listing Inspection - Seller

When selling a home, a pre-listing inspection an provide valuable information about your home.  A pre-listing inspection allows the seller to know the condition of the property as seen through the eyes of a neutral third party, to address issues and provide repairs prior to listing, or to realistically set the listing price. 

Walk & Talk Consultation

A Walk and Talk Consultation is a specialty service designed to allow you to consult with a professional home inspector while viewing the property you plan to purchase or sell.  It is a timesaving, lower cost option that provides an overview of the home while focusing on major problems that could hinder the purchase or sale of the home.  

New Construction Inspection

A new construction inspection (pre-drywall, final walk-through, or 11th month builder’s warranty) can provide valuable insights into the home you are purchasing.  Purchasing a home is a big investment.  Identifying and resolving issues early in the process will allow you and your family to enjoy the home for many years.  

Pre-Drywall Inspection

During a pre-drywall inspection, we are looking for problems that will be hidden once the drywall goes up.  Our experienced and trained inspector will examine the framing, plumbing, electrical, and heating and cooling components to ensure that no potential problems can arise after drywall installation. This inspection is supplemental to and not a replacement of the pre-drywall inspection with the builder.  A list of defects identified during the pre-drywall inspection can be provided to the builder so that repairs can be completed before the insulation and drywall are installed. 

Final Walk-Through Inspection

Gain peace of mind prior to moving into your new home.  During a final walk-through inspection, we will be testing and observing the finished product for proper installation and performance. Our inspector will confirm the operation of all systems and components to ensure they are functioning as intended.  This is supplemental to and not a replacement of the final walk-through inspection with the builder.  Our final walk-through inspection provides you with a detailed punch list that can be presented to the builder so that repairs can be made prior to closing. 

Builders Warranty Inspection

​Builder warranties expire one year after closing.  Do not be left paying for undetected problems that your builder should correct.  Many times, construction issues go unnoticed until well after the warranty period expires.  Correcting these issues can cost thousands of dollar.  Our Builder’s Warranty Inspection provides you with a list of issues you should present to your builder before your new home warranty expires.  Call Stavlas Home Inspections before your One-Year Builder’s Warranty expires. Identify defects now with an independent third-party inspection that documents problems you have encountered since taking occupancy of the home, as well as problems of which you may not be aware. 

Radon Gas Testing

Knowing the radon level in the home can provide peace of mind or can allow you to manage and reduce radon to an acceptable level.  Corrective measures are recommended for radon levels over the EPA-established 4.0 pCi/L action level.  Elevated radon does not make a bad home; radon just needs to be managed and reduced with mitigation.  

Termite Inspection

WDI/ WDO inspections are often referred to as termite inspections as the focus, in large part, is on evidence of destructive pests such as termites.  However, termites are not the only wood-destroying insect. This highly specialized inspection visually looks for damage caused by insects such as termites, carpenter ants, carpenter bees, various wood-boring beetles, and their larva.  WDI/ WDO inspections are required by lenders when purchasing a home in Maryland. 

Swimming Pool Inspection​

Offered for resale homes with a swimming pool.  This inspection evaluates the overall condition of the pool while identifying safety concerns and maintenance issues associated with the swimming pool. 

Well Potability (Water Quality) Testing

​Water can be tested for just about any mineral or impurity.  The most common sample group is called the potability water sample, also referred to as “Chemical and Bacteria Testing.”  Water conditioning systems are available for any impurity should a problem be discovered during testing.   Most lenders requires a potability water sample for Bacteria, Nitrates and Nitrites, pH, and Turbidity.  Testing for Potability, Nitrates+, Lead, and Iron are requires by VA/ FHA/ and USDA lenders.  Lenders must verify that the private well water meets health and safety requirements prior to closing on a loan.  

Well Yield Testing

A well yield test is a timed test to determine how many gallons of water per minute a well system can produce.  A well yield test will identify problems with the well pump and pressure tank, look at the replenishment/ determine of a well is running dry or lacks sufficient recuperation, determine the reserve amount sitting in the well, provide an idea as to whether a homebuyer would need to stretch the time between running water for showers, laundry, dishwashers, car washing, etc. 

Camera Septic Evaluation

​A camara septic evaluation pairs a standard septic inspection with a camera for an in-depth look at the entire septic system to determine overall condition, to ensure that the septic system is functioning properly, and to identify any maintenance and repairs the system may require.  A camera septic evaluation may also allow the potential for negotiation of repairs with the current homeowner.  

Sewer Scope Evaluation

​The homeowner is responsible for the sewer line from the home to the street.  Knowing the current condition of the of the sewer line can be a helpful tool when negotiating the purchase of your home.  A sewer scope inspection can help.  Evaluation of the sewer line is beyond the scope of a general home inspection.  The privately-owned lateral sewer line from the exterior wall to the street is underground and not visible.  Repairs or replacement can be costly.  A sewer scope inspection evaluates the condition of the sewer line so that you are not left with unexpected surprises.  Camera sewer scope inspections are recommended for older homes over 20 years old.  

Baltimore County Rental Inspections

​​Stavlas Home Inspections is licensed by the State of Maryland to provide Baltimore County rental inspections for landlords.  If you own a property with 1-6 units that you intend to rent in Baltimore County, each rental unit must be registered (or approved for exemption) before tenants move in to avoid a fine. Baltimore County rental inspections are valid for three (3) years.

Baltimore City Rental Inspections

​Stavlas Home Inspections is registered and in good standing with the Department of Housing and Community Development (DHCD) to provide Baltimore City Rental Inspections for landlords. The details below explain the process to obtain a license which is good for an initial period of two years.  An additional inspection is needed at each renewal every 1-3 years depending on the history and type of property.
